Everybody knows that the housing market right now is going out of control.

It seems like there are more people that want houses than houses that are available.

That means, as we all know, the price of houses right now is outrageous. Because of this strange Market Place phenomenon that happens from time to time, people will often buy houses without properly weighing all the details. One of the things that often gets overlooked is the HVAC system. If you are already paying top dollar for a home, you do not want one that does not have a decent HVAC system. Of course, everyone gets their home inspected before purchasing, and most good home inspectors will at least tell you how old the heating and cooling system is. Some are better than others, and some really know very little about air conditioning. If they turn the AC on, and then turn on the heater, they think okay the HVAC works. Be very careful of this. In the frenzy of buying a new home that was really hard to find in this market, do not just accept a really old or potentially faulty air conditioning. The heating and cooling system in a home is the third highest expense beyond the cost of the house itself. First there’s the house, oh, the mortgage, then there is the roof, and third most expensive to replace is the heating and cooling system. Do not get so carried away that you do not do a thorough investigation of the air conditioning. If you do decide to take a home that is going to need a new HVAC system very soon, remember to negotiate that in the price.
