As a landlord in a small town, you can make up your own rules. I consistently tell my tenants that if they call me with a problem, their rent goes up. If the plumbing is messed up, I have to call a plumber plus they are going to pay for it in the end. I have this 1 tenant that is going to go bankrupt since she can’t stop calling me. The pressing thing she cares about to complain about is the Heating, Ventilation & A/C equipment. I have upped her rent plus gotten a Heating, Ventilation & A/C company into the home. The woman looked over her heating plus cooling unit. She cleaned, oiled plus tightened all the parts. The Heating, Ventilation & A/C professional says that she is good to go. The tenant is still complaining about not enough A/C in the summertime plus heating in the winter. I am tempted to just get rid of her so I don’t have to hear her calls. I wonder if I purchased a portable A/C device plus a space gas furnace if that would please her. I bet not. My neighbor had a really good program on why her Heating, Ventilation & A/C might not work well. She says that most likely the air duct attaching to the Heating, Ventilation & A/C has a hole in it. When the Heating, Ventilation & A/C turns on, the air then goes through the air ducts plus leaks out of the hole. This would make sense since the Heating, Ventilation & A/C professional only looked at the Heating, Ventilation & A/C plus not the air duct. I am not going to have the woman come back in plus do duct sealing. It is entirely nothing plus I don’t really care if her Heating, Ventilation & A/C works well or not.
